Where to live in Kelowna


Neighbourhoods north of Highway 97 in the Greater Kelowna Area are:

Kelowna North/Downtown - borders are north of Hwy 97, west of Gordon Dr, the base of Knox Mountain and the east shore of Okanagan Lake including Poplar Point. This area is the oldest and most established part of town. This area includes the cultural district and the lakefront. Lots of apartments, condos and small homes for rent.

Glenmore - north of Hwy 97, east of Gordon Road, west of Spall and Dilworth Mountain. Close to shopping and downtown, and the new “Rails and Trails” system. Apartments, homes and condo rentals.

Dilworth - north and west of Hwy 97 N, and east of Spall Road. A unique and desirable neighbourhood with a rugged mountain terrain giving you a feeling of being away from the city but yet in 5 minutes away from everything you need. Mostly home, basement suites and private condo rentals.

University - This is a new designation for the neighbourhoods around UBC Okanagan. It includes the high-end Quail Ridge Golf Course Community. Close to the airport. Mostly condo rentals.

Lake Country West and East - Winfield, Okanagan Centre, Oyama, and Carrs Landing, located off of Hwy 97 N, past Kelowna International Airport. These areas are preferred by people looking for the small town charm, a quiet life, recreational amenities and close to Kelowna and Vernon.

Kelowna South - the area lying west of Gordon Road, south of Highway 97 to the north side of KLO Road and to the east shore of Okanagan Lake. A great neighbourhood with beaches, parks, unique boutiques and restaurants. Apartments, homes and private condo rentals.

Lower Mission - between KLO Road and Barnaby Road, Okanagan Lake and Gordon Drive, Swamp Road and the lower level of Bellevue Creek Valley. A great family area close to the beach with lots of shopping and dining options. Apartments, basement suites, condos and townhomes.

Upper Mission - east of Okanagan Lake and south of Barnaby Road. A residential area primarily of older and newer master-planned subdivisions. Homes, basement suites and private condo rentals. South East Kelowna - the area south of Mission Creek, east of Swamp Road (excluding Crawford Estates) and as far east as McCulloch and Idabell Lakes. Full of orchards, hobby farms, and neighborhoods with larger lots.

Springfield Spall - northwest of Mission Creek, south of Hwy 97 and east of Gordon Drive. Close to Orchard Park Mall, major food store chains, buses, Highway 97 and the Mission Park Greenway. Mostly apartments and private condo rentals.

Rutland South, Rutland North, and Ellison - south of Highway 33, north of Mission Creek, west of Springfield Road and Hollywood Road South, and south of Old Vernon Road. Popular with young families. Affordable apartments, private condos, townhomes and rental houses.

Black Mountain and Joe Riche - north of Mission Creek, east of Hollywood Rd S, Teasdale Rd and Springfield Rds, and south of Highway 33. Further east about 20 minutes on Hwy 33 is Joe Riche which is a community of homes that are mostly acreages.

Getting Around Kelowna


Cycling – Kelowna is a bike-friendly community with the most extensive bike path network in Canada. With over 240 kilometres of bike lanes, cyclists can travel all over the city. The city’s transit buses are equipped with bike racks.

Driving – The city sits on Lake Okanagan at the eastern end of the William R. Bennett Bridge (2008). Highway 97 runs north-south through Kelowna and the Okanagan Valley providing access to the US border, Highway 1 and the northern half of British Columbia. East of the city, the Coquihalla Highway provides a direct route to the lower mainland. Highway 33 connects with Highway 97 in Rutland, providing an alternate route to the southeast.

Transit – The Kelowna Regional Transit System is an extensive bus system that runs throughout the city of Kelowna and the surrounding area.

Airports – The Kelowna International Airport (YLW) is the 3rd busiest in British Columbia and the 11th largest in Canada. Kelowna has direct flights to/from Vancouver, Calgary, Edmonton, Seattle, Toronto and Victoria.
